Prime Stratford Road retail investment heads to our 50th auction
A substantial mixed-use retail investment on one of Birmingham’s busiest arterial routes is set to feature in our landmark 50th auction this month.
The double-fronted property at 300-302 Stratford Road, Sparkbrook, will be offered with a guide price* of £650,000+ in our live-streamed auction on Thursday 14 May.
The three-storey investment currently produces rental income of £47,000 per annum, rising to £62,000 per annum from November 2025.
Our commercial auction director, Ian Tudor, said:
“This is a substantial mixed-use investment property occupying a prominent position fronting the main A34 Stratford Road in Sparkbrook.
“The property benefits from strong passing traffic and a busy trading environment, making it an excellent location for commercial occupiers.
“The building includes a well-established pizza restaurant and takeaway, a modern barber shop and a shisha and coffee lounge to the rear.
“There are also seven letting rooms on the upper floors, which provide future asset management opportunities and may be suitable for alternative uses, subject to planning permission.”
At 300 Stratford Road, the ground floor is occupied by Caspian Pizza, currently trading under a three-year lease producing £35,000 per annum, with a new five-year lease proposed from November 2025 at an increased rent of £50,000 per annum.
The accommodation includes a modern counter and retail area, kitchen, preparation rooms, storage space and a former dining area, together with staff facilities on the upper floor.
Next door at 302 Stratford Road, the ground floor is occupied by Tayebs Barbers, which recently signed a new 25-year lease at £12,000 per annum, increasing to £15,000 per annum from May 2031.
The upper floors comprise seven letting rooms, together with two kitchens and two shower rooms, all currently vacant and offering scope for further income generation or reconfiguration.
To the rear is a single-storey building sub-let to Koko Shisha and Coffee Lounge.
The property occupies a prominent position on the eastern side of the A34 Stratford Road, close to its junctions with Highgate Road, Walford Road and Palmerston Road.
The A34 is one of Birmingham’s busiest routes, linking the city centre with Solihull and the wider south Birmingham area.
The Sparkbrook investment will be among 168 lots appearing in our next auction, which starts at 8.30am on Thursday 14 May.
The auction will be live-streamed via our website, with remote bidding available by proxy, telephone or internet.
